This would probably be the right time to take big appreciation gains if that's your thing.If you got a 100k house for 20-30k in 2012 and are renting it for 1200 now then I can't imagine why you would give that kind of cash flow up.

I'd imagine it's easier to get a license in another state when you've done the work in another first (kind of loosely like a driving license).

My grandparents have been investing in La Jolla, Pacific Beach and Mission Beach in SD since the 70's when properties were around $50K and I imagine people were also saying how those markets were overpriced back then!

What I imagined can be stressful is her hiring an agent - having the agent tell her all the repairs she NEEDS to do to get full market value - going thru 100 showings / offers / then closing ect.

As you can imagine it would be impossible for me to meet face to face with all of these prospects but I agree that I need to get more face to faces, at the very minimum with each person who verbally agrees to my price over the phone.
