If you're planning to hold at least 5 years, I'd suggest you tweak you model a bit and see what would happen to CoC if the rent continued to increase per the current trend.

I have had success finding properties on many different services from free to subscription, it just depends on how actively you are searching .Tampa, Florida is one of the hottest markets in Florida at the moment.

To add my own 2 cents, 1) tenants are not going to rent or not rent because of the trim, 2) if the finish is in good shape aesthetically, you’re just adding work and it’ll be more work to maintain going forward, and 3) trends change and it is not easy to go back to exposed wood.Don’t do it. 

Sales volume was still down 53% from 2019 but is trending slowly upward.

In researching the pricing trends of Southern California as well as the demographic trends, you never want to let go of a property like this.

I live in one of the hottest if not the hottest market in South Florida.

I am seeing a trend here toward LOI.
