If you're planning to hold at least 5 years, I'd suggest you tweak you model a bit and see what would happen to CoC if the rent continued to increase per the current trend.

To add my own 2 cents, 1) tenants are not going to rent or not rent because of the trim, 2) if the finish is in good shape aesthetically, you’re just adding work and it’ll be more work to maintain going forward, and 3) trends change and it is not easy to go back to exposed wood.Don’t do it.
