Lending software can be complex as if loan is a 30/369 vs actual/365 and late fees, accrued interest etc come into play it gets very technical and if it’s wrong it can be huge fines and violations.

I can tell you we spent all of last years earnings rehabbing properties this year, so if you're trying to replace your income make sure you're making a significant amount more than what your actual income is to offset unexpected expenses like a flood, or vacancies for extended periods of time.

Finally, while on rare occasions real property does change hands a an extreme discount to market value, in the vast majority of the time a buyer, especially one without much experience thinks they’ve stump;ed across the “deal of the century”, they’ve mispriced the actual value because of something not readily apparent hasn’t been considered.
