Me thinks not.On the mobile home park front, it's a bit unfair to compare a MHP with a duplex.Sure, they might both be in rural areas, but the MHP has benefit of scale coupled with incredibly low overhead.

@Brendan M Hornung unfortunately you aren't going to get much in the $200k price range in the area, maybe a condo or mobile home at best, so if that is the price range you may need to alter your approach, borrow more, invest out of state, save up more for a down payment etc.

No sane person is going to lend you money for an asset that is functionally a mobile home beyond the value of what they would lend on a mobile home (which is NOT MUCH) . . . this is because all the value of the property (as you see it) lies in the operations and location of the structure, which is not owned and therefore not guaranteed.
