Best Way to Repurpose Property

Looking for creative investors who would be willing to share their ideas on the best way for me to repurpose a property I will be buying.2 parcels totalling 13 acres(rural in Az) All utilities are in place with a 3000 sq ft main house and 4 other dwellings in various states of disrepair.Property is zoned,commercial,residential,mobil home and rv park. Want to maximize my return.
