I am genuinely curious but would guess he would not at this stage of his RE investing path.My belief is most value is to be added on highest cost asset.

Purchase price: $290,000 Cash invested: $20,000 Sale price: $390,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Seth Choate, successfully completed a deal on Cypress Place, Los Banos, CA.

Purchase price: $165,000 Cash invested: $35,000 Sale price: $245,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Jamari Sprueli, successfully completed a deal on Greendale Lane, Jonesboro, GA.

Bottom line would have me cash flow $800-$1000 after all said and done.2.

During the recent period of low interest rates I acquired some rentals with a 15% down payment in order to stretch my cash further toward down payments on additional properties.This helped with the down payments and my math showed that even with a little higher interest rate compared with 20% down and the PMI until I was able to remove that this would still be the wiser choice. 

Property is located in Illinois.Here is where it stands as of now:- cash out refi about to be complete.

Small multi family is generally the most attractive asset class for out of state investors here as it provides a nice balance of cash flow with reasonable purchase price

Purchase price: $75,000 Cash invested: $125,000 Concrete House 4 Bedroom 1,700 Sqft. all Renovated, in a 5,000 sqft Lot.

I may be overthinking this - I've just never had this much cash on hand and it makes me a little nervous!
