So selling as yourself and buying as her is perfectly fine. 

As long as you don't bring in other lien holders, I think it should be fine. 

But also, if you don't need the cash flow and want more appreciation, it may be fine to continue to hold it too.

If you are ok with just going out there and figuring things out as you go, you are good at asking questions, and networking, then you may be just fine.

I'm paying about double the labor costs that I was 5 years ago, which would be fine if the quality stayed consistent, but that's gone down too.

As we've been interviewing properties managers we are getting insight that our property isn't in the best part of town unfortunately, so we definitely want to fine tune the process for that not to happen again. 

We are all doing research and trying to figure out the best way to start it up, but it would be easier to get some insight from the fine people at BP to give us some pointers/advice or any information that would be useful.

You can discuss with them what percentage you want to take as the seller's agent, and since you're representing yourself you broker will likely be fine with a smaller percentage. 

I called a repair service to go out and take a look at it and got a call after from the repair man informing me it was just the GFCI breaker, the dishwasher was just fine.
