There can be any number of reasons why this property, whose AP is far less than the supposed PV, has been on the market so long...and many of them are good reasons for the REI.One reason, not one of the good ones, is that 90k is the correct price for this property.Another, again no so good, is 90k (of so) is the balance of the existing lien(s) on the property.My favorite good one is a lack of offers to begin with...because many, many REI looked at this property, also asked "why so long", assumed the worst, and never made any offer at all.
