Let’s say you can buy a 4bd fixer upper that needs cosmetic upgrades for $130k (will vary by market) which would rent for $1300 semi-fixed up. 

Many upgrades for long term use. 4 BR, 2.5 ba, 1900 sqft in a nice neighborhood.

If I upgraded to QB Online it would, but that's not a big deal to me.

It seems like you are conscious of your risk in certain areas, I'm just saying make sure you pay attention to as many of the risk points/areas as you can... no one is perfect though, best thing is to get the first deal! 

The cottage looks like it needs work and the duplex is upgraded but has some finishing work as well.

There is an option to pay to upgrade the TruthFinder app, but I haven’t done that because the info I get from the free version seems to work.

Other things to consider and know is if your policies included O&L-Ordinance and Law (code upgrades).
