So my point is, if your in a tenant friendly state, you may go thru all the hassle of evicting and get no where other then having an angry tenant who ends up remaining in place anyway and then just destroys your apartment before he/she finally does leave to try to get back at you.

I dropped in a 7ftx5ft window in the old rotted out bay window opening (picked it up at Bargain Outlet for $98), yet the small upper bathroom window cost $185 to avoid destroying the old marble window sill & header.

Another aspect is to buy one property and then get the neighborhood involved, get a dumpster for free clean up day (cities often support this) organize a neighborhood watch, do curb appeal first (that won't be destroyed by rehab work)  you need to change attitudes quickly.

I was thinking about trying to replace the whole house because the kitchen laminate has been destroyed twice now, but I think keeping the laminate in good condition in the rest of the house and simply replacing the kitchen with tile is a good first step.
