If you do not own it the most you can do is inquire as to the possibility of rezoning but there is risk as it could still be denied when you make the actual application.It will be worth more if it can be rezoned so the risk might be worth it if you get a good deal on it as a SFH.

i wouldd tell them both to give notice when they are ready to end current lease, in accordance with your lease.then, rescreen them as you would if you never met them. deny wife if you want, and accept husband if his income can support the unit.no legal advice given. consult your local laws before making any decision.
