Almost impossible to not have made money the past couple years.

I have done a few BRRRR's and can tell you the interest rates have sure made the strategy very difficult to cash flow.

I've met people who sold and made up the taxes in the stock market and said they don't miss being a landlord.

But more importantly, there’s money to be made potentially. 

If you go to the clerk's office you can read the actual foreclosure file and at least see when the last payment was made from the initial complaint.....then you can guess at accumulated interest, late fees, any taxes or force placed insurance, attorney fees, court costs, etc.

Decision is made to either proceed, renegotiate, or drop the contract within the DD period

We treated the home that we lived in as if it was ours and we documented everything to make the landlords job simpler which in turn made are experience pleasant.

If he paid 6 figures in tax, good for him:  he made a lot of money then.
