I've been listening to the BP podcast for the past 6 months or so and think it's time to put what I've learned into action and start investing in RE.I would love to connect with anyone from the central Ohio area and look forward to learning as much as I can from the community.

The seller may try to recover possession of the property through a foreclosure action if the contract has been in effect for five years or more and you have paid more than 20 percent of the purchase price.So selling on land contract has greater repossession abilities in case of default for the seller-owner-vendor.

Given the recent flurry of HUD's enforcement actions this is becoming a serious matter.

The thing is, I don't want to loose a month's rent and even though by law her actions will make her liable for damages (lost rent) and lawyer fees. 

I was trying to become an expert at wholesaling before I took action and ended up procrastinating for months.I wish you much success in your business.
