The well head is in a large plastic box with a lid  I just have to dig a foot of dirt and I am there .

Total cost is a nickel per sq foot. 

You can usually find some quality laminate with the pad for about 3$ square foot.  

We would build at $90 per foot a 4 bed 1332 sf each side duplex.

3 bedroom 2 bath 1500 square foot house, and you would even consider a window unit as okay???

I don't want to get off on the wrong foot with the seller since I'm in a LC relationship with him for the next 6 years.

This duplex is a 4200 square foot 4/3 duplex (4/3 on each side) 3 of the bedrooms have their own bathrooms.

Assuming this is more to get your foot in the door or real estate investing and your life long dream isn't to owner occupy the first floor of an MA Triple Decker it makes the most sense by far to just live in the open unit and not go through a ton of BS.
