Would like to do something like this in L.A , but now even duplexes are priced at like $500,000 maybe on the low end with rent control tenants, it's kind of funny to see these being marketed as 'great investment property' when one would be losing a bunch of money by buying it.

Then when I purchase them from the tax sale (because the company never pays the taxes) I have the owner calling me all upset because I sent them a $10k redemption bill & damn near have a come apart on the phone once I send them pictures of their cashflowing investment property that was trash.It just feels like some kind of fraud is happening......Not that I care.

Tenant Improvement Allowance (TIA) which can be $10-$30/foot upon signing a lease, brokers fees another 6%, a failed business goes bankrupt and leaves you vacant and after 6 months you find a tenant but guess what, there's more TIA and more brokers fees.I kind of see commercial properties as a giant furnace of money.
