For example, the last 4 multifamily homes I was interested in did not even get to the offer stage due to lack of disclosure. 2 were located in West Long Branch - the first property was pulled from the MLS as soon as I asked for rent roll information, the owners of the 2nd one wouldn't disclose anything to my realtor - even though the MLS stated "Great investment property"!
