They splash out of steaks, a new grill, etc.And if they win big, they get a new car, etc.If you earn $100k, you spend $100k.People cannot break that cycle of spending everything they have.And despite all these gurus pretending it's easy, this is still a rich man's (and woman) game and it takes money to play this game.

Were considering for my portfolio the B2R / Dwell Finance or whatever entity they're operating under but this isn't cool - can completely break the feasability of a deal shortening the term like that for Elvin or the hand-tying aspects that Thomas has pointed out.

If you don't get a good sense that you can form a trusting relationship with them, then likely not the team you want to get into business with.This has been said many times in these forums before, it doesn't matter how good a property looks on paper, it's the PM that can make or break the investment.
