So a few main things you normally want to do is to get the basic info over the phone, how many beds, baths, garages, sq. ft. if facing foreclosure or other hardship(usually asking why are you looking to sell), do they owe a mortgage, are they the only owner, if there are any repairs that are needed, and how much are they looking for.With this you can do some due diligence before going out.

The part I don't like is talking to co-workers or others I may have to interact with in the future and giving the impression I'm going to pull a rabbit out of a hat and solve their problem or one of someone they care about.Getting excited doesn't help.This is no deal and let's face reality, you're in no position to be "helping" taking on risks with a really thin deal that is more charity work than investing/dealer operations.

However, scenarios we will face are more likely to be tenants like i deal with that are pretty much paycheck to paycheck and dependent upon a contingency fee lawyer who will soon find out if there is anything worth pursuing before exiting the case.Regarding an LLC per property or an LLC at all, the advice was again the same.
