After a couple days she says show the house she is going to be out asap.I show the property and have very good feedback except for the yard is full of the guys debris, broken jet ski, broken down jeep in driveway, pool, trampoline... etc all the guys possessions.

Call a lender local or national doesn't matter. they have to run your credit, go over your income and assets to make sure it all falls within loan and lender guidelines. if you do, they will issue you a pre-approval letter for the price you are looking for.

During a pre-licensing course years ago up in the Chicago area, the teacher told us if we get licensed and then come down to the rural part of the state, the locals would "sit us down and have a talk" because these types of properties are valued so much differently.I curious about how farmland is valued, is it based on the crop income from previous years?
