If your hoping to make a deal out of a 400k house your going to need to find a distressed seller who needs to get out fast and will take a hit on it, but again houses sell in hours now so that's going to be hard.why not look at some of the bedroom communities around these areas, outside the main city limits where working class people are likely to live, you may have better luck.

In addition places like biggerpockets and other real estate knowledge mediums will also contribute to higher house prices(I don't mean this in a negative way but as everyone figures out things like house hacking it drives prices up) People and maybe eventually banks will start to buy/write loans not based on just the person's income, but let's say they buy a 4-bedroom and can rent 2/3 rooms on Airbnb.

The house in Idaho was a 3-bath 4 bedroom and the tenant destroyed every plumbing fixture, the kitchen cabinets, granite counter tops, stove, refrigerator, dishwasher, washer, dryer and the $32,000 cost was with my personally doing the work with one employee.So!!!

I just rewired a fairly small 3-bedroom 1-story home, charged $21,000 and when all the tallying was done the cost for wire, metal flex, new light fixtures, 200-amp distribution panel, permits, carbon monoxide and smoke detectors, plaster and stucco patching holes, sales commission, labor and overhead was about $15,000 leaving me with a $6,000 profit (30%).
