If all that meets my investing goals, I will read the PPM.  

Better than virtually all options.

I would provide the vanity, bathroom tub and shower, kitchen cabinet, flooring, and all the hard wares.

Unfortunately it is almost run backwards and if the investor makes 80k+/year then you aren't eligible for almost all of it.

All of these take time, effort, and or money. 

They did pay this month's rent but are struggling with all their other bills. 

(including Auroa, Lakewood, Golden, Boulder, Arvada, Etc) 💫 My goal with bigger pockets is to help as many investors as possible to find the exact home that accommodates all their needs. 🏠 I first got interested in Real Estate investing since I was 18 years old.

It all starts with becoming an expert in your market, creating broker relationships, understanding what your goals are, learning and applying the framework.And not to jump around to the next shiny object.  

So what I am finding is that when lenders see this they lump all the debit and not all the income.
