Not afraid of research in fact I love researching but not sure where to start.

Even after that, I was too afraid to initiate any deals because I've convinced myself that I did not have the knowledge or experience to execute anything of substance.

Do not be afraid to let them know that you work with investors that pay you to find houses for them. 

I need to have a mechanical inspection done, but I am afraid that anyone new coming onboard will want to FIND something to fix, prior to any inspection.Any help from the community will help.

I'm not sure how specific to make my criteria yet because I don't know how much I can get financed for yet and I'm afraid if I make my geographical area too small, I won't get any deals in the next month or 2. 

@Kyle Neff I don't think you should ever be afraid of commercial loans.

I'm afraid of investing in a smaller town 30-45 minutes outside of my home city of Kalamazoo, then finding my next property 45 minutes on the other side of the city and ending up with properties spread all over southwest Michigan.

I'm afraid you will end up "selling" it multiple times because you aren't going to attract a quality buyer.
