Cold called this property owner who wants $150K for this 2 bedroom, 1 bathroom 928 square foot home. 

Is this true? 

@Bruce Schussler   I am always suggest my borrowers stop at 60% loan to value when utilizing this strategy.  60% is the loan to value where the loan would qualify for the best possible rate.

Does this make any sense.

I believe this capital will I appreciate your guidance in helping me focus on my first acquisition.

All this adds up to a lot of continual investment overtime.So, I look at like this: a good BRRRR will almost always be a good flip.  

Are you certain the after repair value will justify this $40,000 budget?
