One important thing to remember is there is no shortage of properties or deals (especially in San Antonio), don't try to make a deal out of something that's not.  

And what kind of skills do you have?

The entrepreneur with leaderships skills, problem solving skills, the ability to set and reach goals, and the ones that can out work just about any employee will far out earn the majority of employees with college degrees.  

It needs a lot of work and although I dream of doing some of the work myself, I do not have a lot of skills in such areas.

You need to get paid for more than just the money you put in, you need to get paid for your TIME, your KNOWLEDGE, your SKILL and your EXPERIENCE.
