Waiting to show means I take a big hit at turnover time, usually two months vacancy, but this works best for me because A) I don't have a lot of debt so I'm not desperate for the money and B) It gives us time to do a thorough job turning the unit over, meaning plumbing repairs, improvements, general maintenance and the most important thing C) Plenty of time to find a good tenant thorough screening of new applicants.I think your timeline is fine, but I think it could be done faster if that's what you're really looking for.

This said, I am working on building my team of go-to people for plumbing, heating/cooling, handymen, and cleaning when the units turn over. 

You'll want to check for tuckpointing, other obvious structural issues like whether the floor is level or there are obvious cracks in the foundation, and I also check for water/plumbing issues by turning on the sinks when I'm going through a property.

Will the layout of the church be easily broken into separate units; plumbing and electrical, structural etc will all have to be considered.

The problem is there was some things not done to code i.e. the furnace wasn't installed properly and has to be redone before a tenant could move in, venting for plumbing is being vented in attic, and the minor one is that the water heater has plastic piping going to it instead of the copper....
