Building my Team - St. Louis

Hello! 

My husband & I are in the middle of purchasing our first investment (rental) property. It is a fourplex in St. Louis, MO. We plan on managing it ourselves and by managing ourselves, I mean not paying a property management company but also not swinging the hammer ourselves. This said, I am working on building my team of go-to people for plumbing, heating/cooling, handymen, and cleaning when the units turn over. 

First of all, am I missing anyone as far as go-to people? Second, looking for referrals for these jobs. I would like to have a list of people I can lineup prior to getting that call that the toilet is overflowing.
