San Diego is not an STR friendly environment.  

The climate and the surrounding environment will dictate what is best to built in an area.

Terrible for the environment.

Not sure this is low price point, don't know the market.Even in this environment, the major crippling expense is not likely to be your mortgage at that price, it will be turnover/collectibility, taxes, capex and heat/utilities if shared.

If you cannot change and adapt with your environment(job skills) you will be pushed out.

I’ve been doing multifamily brokerage for 8 years and this is one of the toughest deals (because of the lending environment) I’ve ever done.Do you know the difference between residential multifamily lending 2-4 and commercial multifamily lending 5 and up?

I'm wondering how you see investors finding properties that could still have positive cash flow in this environment.

Now I need to find a few lenders that do DSCR for 5-10 in this environment  :)  

If the contractor gets in front of you on the money you have paid them they might decide to go to another job and delay yours or just never come back.Even in this environment of sky-high demand for contractors, I would still get on a pay-as-you-go system with maybe a small upfront "courtesy" payment.

Until we start hearing about how good the rehab work environment is here in the Fort Worth area, start packing up the U-Haul because you can make a killing!
