Not sure this is low price point, don't know the market.Even in this environment, the major crippling expense is not likely to be your mortgage at that price, it will be turnover/collectibility, taxes, capex and heat/utilities if shared.

If the contractor gets in front of you on the money you have paid them they might decide to go to another job and delay yours or just never come back.Even in this environment of sky-high demand for contractors, I would still get on a pay-as-you-go system with maybe a small upfront "courtesy" payment.
