Figure that cost in and get a clearance test from a reputable mold testing company before selling. 

Not surprisingly, initial interest has been strong, and we are testing the concept with two 506(c) blind pools, to serve flippers in 2 of those 2 dozen cities.So we need someone that can give us high-quality analysis of the business model, and let us know what it will take to grow from 2 to 2 dozen. 

Since I was in Texas and planned on staying there I wanted to find out if I was qualified to take a test for a broker license so I got a license without taking anything extra.  

You get a nice couple of pages of detailed market rents in the area and trend lines of where things have been and some good data to help you decide where you want to go with your rent targets.

Have them do the necessary testing.

I'm ready to wholesale my first deal and I'm also ready to take the test.

In addition to education and tests, the broker's license requires a minimum of 2 years full time experience ... hmmmm, I wonder why, well, I'll tell you, it's because you don't know what your are doing for at least that period of time and can get yourself in trouble, maybe longer, maybe never.As a broker myself, with no agents at this time, I understand the difficulties. 

If someone wants to share their opinions on ways to narrow down / categorize / filter the parcel list using public data sources, I'd be happy to share my thoughts on the technical feasibility.

An appraiser could probably provide better context on professional standards in this area, but I think 90 days is a nice to have not must have.Are you using realcomp MLS data or public sources?
