—If either the landlord or the tenant fails to comply with the requirements of the rental agreement or this part, the aggrieved party may recover the damages caused by the noncompliance.I am not a lawyer , but sounds to me the part that says "requirements of the rental agreement" means you put in your lease that renters insurance is required .

The title company (lawyer) said there is no reason for the lender to care who the title is transferred to after the deal is complete, but that they do in fact have the power to stop the transfer.

@Adam Acord @Rick Pozos well I had a lawyer tell me to have them sign an exclusive right to sell contract so I did.i initially put the asking price and my fee under the brokers compensation.so if all that is right,when I market it am I marketing it as one price or price and fee?
