The local custom here seems to be to accept free applications(some use RentApp), then the more serious landlords charge $25 or so for a background check only after initial review of the app.

Let me grab my list that starts with the move out procedure and ends with the house being rented again.I know these list are going to be the same once you get to the point of doing repairs and putting it back on the market and taking apps etc.

I love apps like Trulia, Houzz and Type on PDF.

As far a a phone goes I want a seperate business phone, not my cell.

Finally the guy asks my mom if she has a cell phone, she says yes, it's in her pocket.

I talked to a software developer about my plans a few months ago and he quoted something between $10k and $15k to do the whole thing.....including mobile app interface.Sorry I couldn't offer more.

But, for me at least, it's worth the lower returns to not have to lift a finger or a brain cell.
