I recently shopped around the Eanes and Westwood areas and ended up moving to Round Rock because the prices were so outrageous.  

I would love some input on whether or not this loan is good or I still need to shop.

That is the best way to keep your financing costs down, which is crucial on smaller deals.There are plenty of hard money lenders out there, as far as the bigger shops.

Do you shop in my area?

It was never meant to be a small shop.

I will be actually heading over to Lincolnton today to pick up my lawn mower from a shop over that way so I would be happy to drive by the house and see if it doesn't have any other undesirable qualities that we can not see.

The house and neighborhood is Victorian -- the duplex is an American Foursquare style built in 1900.

We hung out for a few days, did some skiing and talked shop.

Hedge funds and REITs like American Homes 4 Rent have been busy in our market, scooping up a lot of inventory over the last few years, making it hard to find good rehabs for buy & hold.  

I feel they are just shopping the market for a better deal which doesn't seem to be out there.
