Each time it goes for sale the disclosure says there have never been water problems.

A good way to check if they are still in the property is by placing small aluminum 8x9 baking pans with water and dish soap on the floor, spread them through out the rooms. 

Water/sewer is $45 a month and a $10 a month advertising budget. 

Tenant's pay for bills,electric, water,sewer,gas...                                                                                        

I lost out recently on a triplex which was 30% below market rents /owner paying water & a low cap rate.

I had a couple minor bowing of old brick foundations and some minor water intrusion also.  

Lucked out by getting a new water heater for free when it fried out and had THREE days of warranty left!  

The tenants pay their own utilities, garbage and water.
