In July I am going to visit the US for the first time in order to get to know the market (and relax a bit on the beaches of Florida).

Wisdom is to realize that surprises happen, unfunded liabilities exist, bonds are headed for a dive, rents are peaking in some markets, Illinois is broke and getting broker, 800,000 rich people are leaving California and New York and heading to Arizona, Nevada, Texas and Florida (and New Zealand) and there is a migration that runs from new taxes.

But I don’t know for sure and not ashamed to admit that :) I should also say as Big Dan Zitofsky (nice seeing him here by the way) mentioned partials, I saw a presentation in California by Rob Happe on partials that looked very interesting but I digress.....Really amazing how two words “note buying” has so many offshoots.

As I always stress in these sort of posts, if you're considering an out-of-state purchase, visit the area, and  always have inspections done.Also, since Jerry isn't licensed, he's either working with someone else for property management after the sale, or he expects you to find your own.
