I own a quad in a C-2 zone that has 4 freestanding tiny homes ~325 sf each, the city was VERY clear that these are grandfathered (built in 1918) and if they were ever demoed we could not rebuild the same size units.

The other thing is the homes all around my property are getting bought and scraped and row homes are being built in their place and I think that will make my little old house less desirable when it is towered by these townhomes.

It could be a syndicate has ran it's course, a bad partnership, a divorce and a split of assets, investor is bringing investments closer to home, needs money for another project, etc.Sounds like you are competing with home buyers who will pay a premium and are fine with just a little built in equity.
