I would guess that more people starting off utilize the 30 year loan because the payments are lower but that shifts as folks build their portfolios and change or evolve their strategies..

Unless there is a major policy shift the possibility of having evictions up held is not going to change.

I lost all my faith in "friends", society and politicians.

So much so that we have been contacted by the local historic society to write a article on our flip of this project and docutument it along the way. 

It's a paradigm shift you will need to make.  

Icing on the cake is that you'll probably get to ride the wave up while the market shifts. 

Cleveland has shifted the burden of proof to the rental owner!

I really want the software to help me do some analysis as to what people have already gathered to keep myself informed of the markets that shift.

I also see signs of a slowdown or at the very least a market shift so the feelings are coming back.

I advise you to shift your mindset when evaluating.
