I would suggest cutting down the list, more than 1 when you are starting out is FOMO

Hello All, We have a 2 flat on the 3500 block of West Palmer in Chicago and need to hire a local guy to cut lawn, trimming, and spring and fall cleanup. 

This causes a temporary jump in demand simply to "beat the rate". 

If you can not succeed at that you may not be cut out for investing.Learning to save and eliminate bad debt is the best training in preparation to succeed and extremely difficult to do without cash.

I would expect one may be able to go a little higher than 70% as long as the numbers still work and the property is still cash-flow positive.If these questions are already covered in the forums then my apologies as I have simply not made it that far yet. 

Can be very profitable but have to be willing to deal with the probable headaches and be cut out for managing in those neighborhoods, unless you are hiring property management of course.

am I missing something or is he still short cash to even get a loan and your simply gap funding him ? 

We simply added the task to our move out and move in task list.

What if you named it simply "Hilltop Park" and with that in larger letters on the sign, put smaller below it "a mobile home community" or something like that....just my two cents as I needlessly stressed picking the right name for my car detailing service business back in 07 and it paid off greatly over the years in name recognition and verbal referrals.
