The last thing you want to do is invest the time and money on a short-term rental just to have it shut down later on.If you have a trusted company managing your property, a good location, and the right type of rental (ie. 6 bed/bath or larger) it really doesn't matter where you have the rental.

I feel to be really successful in this business you need to live it 24 hours a day and never shut off for anything or anyone.

But, when I suggest that they just fund a Roth IRA and forget all the mumbo jumbo, they shut up.

I'm also curious to see how the KC and Airbnb work together on this, and if they keep on top of shutting down new listings in the coming years!

Because that way they don't have to shut off and re-start service.  

This time is used not only to discuss and sign the rental agreement, but also to demonstrate the use of appliances, water/gas shut offs, orient the tenant to the property and orient them to our management style, etc.

Than they started shutting the unit off completely when they were not home thinking that would lower the bill which is making the unit work much harder when it turns on.

They could just be painted shut, the frame could be bent, etc. which all could be repaired for not much.

Since the operation in my house was large like yours I shut them down.  

They had to go back and redo their previous repair, but all the doors shut better, and they had an intermittent problem with the sewer, which cleared up after the jacking.
