It has now had 400+ views on MLS with no requests to visit the property.

Also, one of our future enhancements that is high on our roadmap is a Payment Request feature to send an invoice/request for a misc. payment so that is something we have already started brainstorming on.  

I use a warranty company so that I just put in the service request and they coordinate with the tenant directly.  

I also plan on handing a bunch of those command strips/picture hangers to new tenants and requesting that they use those instead of putting holes in the wall.

We frequently request payment prior to filling in and sending the lease, especially if it's over PayPal or by Credit Card - these are all safe transactions for everyone involved. 

I am looking for labor vs product cost, is this an unusual request?

My roommate switched banks this past April and so, she would have to go in person to her old bank to request for the old bank statements. 

That said, do you out of courtesy give the tenant a heads up and set an appointment on a specific day, at a specific time and request that the tenant (or at least somebody over the age of eighteen whose name is on the lease) be there in person during the "Maintenance Check",ORdo you just show up unannounced, knock on the door/ring the bell loud enough to be heard and let the tenant let you in and then proceed with the "Maintenance Check",ORshow up unannounced, knock on the door/ring the bell loud enough to be heard and if nobody is home, or nobody answers, let yourself in, announce yourself loudly once inside and once confirmed that nobody is home proceed with the "Maintenance Check"?
