@Sara Abernethy - Have you tried to just use the AirBnB calendar "Private note" feature?

For the passive investors more comfortable with syndications/REITs/CLOs/MREITs/debt funds etc, not wanting active private real estate was thinking more about relative value, Do you think there may be value in certain indoor mall/central business office that has been beaten down so much?

The core 4 consists of a realtor, contractor, property manager, and a lender.

Or will the HD lender provide additional funds for construction?

Some syndications offered a fixed pref in exchange for a equity bump, which basically raised you up in the stack for payment, the bank, or major lender is usually number 1 in distributions since they hold most of the equity of course.  

Last time I approached lenders I was approved for a loan with an interest rate of 9.5%, but that was when I was trying to purchase through an LLC so it was a commercial loan.

I bought a property through Miami Life Realty to ABC Capital Management with a loan from a company that I am not sure if it even exists, since there are many different companies with same name, but the address does not match anywhere and on the papers i've signed there is not any representative from the lender's company.

I wanted to see if there are any lenders here that can provide their input.I recently bought a secondary home (2 months ago) in San Diego CA.

I got a RE agent (referred by the lender) but she doesn’t seem Knowledgeable at all.
