I know very few people who are picking up rental properties currently.San Antonio is a good market, but very different than Austin, Houston, and Dallas. 

I picked up three properties in the past five years that, due to the great prices I got them at, cash flow very well.

The best thing to do is pick one go after it and get your phone ringing. 

Giving your good folks a little recognition goes a long way.I would suggest your friend ID a way he can help his LL simply (like trash mgt- pull out boxes that absolutely fill dumpsters to be recycled, parking lot pick-up, etc) in exchange for a discount.  

So if I get 5 apps, I pick the best one and check again with the applicant to make sure they still want it.

To tag someone, you type the @ and the first three letters of the persons name and it will show a list that you can pick from at the bottom. 

A seller in these situations is not going to offer 3% in this situation, meaning the buyer or the wholesaler has to pick up that cost.

I work with a number of different title companies, and will pick ones based on specific problems that a property may run into.

A good friend of mine brought me in to her realty and property management company almost 2 years ago and I have pick up a lot, but there is much more to learn. 

But we're looking to stray from this area into a place we wouldn't mind calling our second home, most likely New Orleans (1st pick) or Austin.
