I am looking to connect with like-minded indivuals when time permits and am grateful to have stumbled upon the Bigger Pockets podcast and community!

I have a house I'm looking to wholesale but I have a concern about the roof.It was replaced a couple of months ago and the seller thought that the roofers were pulling permits but I can't find any evidence of permits being pulled on my city website.The roof was a tear off and a secondary moisture barrier was installed underneath.

However, the sponsor was being evasive on other wording too (about the renovations having the requisite permits and approvals from the DOB).

Go down to the city planners dept and see what the city had permitted it to be.The additional unit may be unknown to them and therefore illegal until you can ask the city to grandfather it in as is or make the necessary safety changes to make it legal and insurable.

I have a 9 to 5 job that I plan to keep but I'm thinking of real estate as an additional way to invest for retirement, kids college and lastly to increase cash flow. 

Some sheetrock, wall repair, paint, screen repair, hanging fans and fixtures, checking the A/C, etc.I would like to establish a long term relationship with a contractor that has the skills, reasonable pricing (as we will do a lot of these), and can pull permits where needed.If this describes you... please contact me...

I am 59 years old and I have been in the construction business since I was 17 years old including those years I was in college,  Try to stay within an hour drive.  

Paid for college out of pocket, no home, no car loans and have been overseas building business since college.Now I am struggling with financing for several deals we are looking at because of lack of credit history and fact that business makes the money and it is not my personal income.

I recently heard an analyst say this about the Denver housing market: it has 10% more growth before it will catch up with other city's in the US with the same demographics (population, # of sports teams, # of colleges etc.)

I'm separating from the military at the end of the year and I will be attending college.
