Once you purchase a number of homes, then you could package/refinance the properties on a commercial loan. 

Then possibly find a private lender or commercial lender to keep going or package your existing loans. 

I believe both can be sold as a package or if both are on the same land piece, then yes2.

I understand that appreciation is an important element for some investors, but I also see the annual ROI in both of these examples as being atttactive regardless of appreciation (if my calculations are correct).you are double counting the down payment(?)
