Maintaining a clean work area at all times is a safety issue as well as a organization issue.

I'm not much help on the exact occupancy during the summer months, although if it's in decent shape and on one of the higher traffic lakes I don't see a reason it wouldn't be full from Memorial day through Labor Day.Regarding the off-season rates: If there's a decent rental (especially on a lake), even if it's mid-winter I am willing to pay close to typical hotel rates in the area. 

It might not have all the things you want  right off the bat, but it's free and a great way to stay organized while you get your business off the ground. 

College gives you a chance to try out a lot of different things through student organizations and campus events without the repercussions that come with being an adult out of school.

If you have a business plan and you're doing this full time it might be worth another look. so...Investor Carrot = Get it if you're serious about having a web presence and dominating google rankings to get organic and PPC leads that convert like no other.Realeflow (or other CRM) = newb cannon fodder, but if you're experienced or following a biz plan / system it would probably be worth it.
