Am I going to replace that 10 year old working furnace?

I live in South Scottsdale myself, and one of my rental properties is in the "Old Town" area (my others are all in Tempe).

Kind of sad because it kills the old character of the area.  

The owner was 80 years-old and had the property all paid off(dealing with a very motivated seller).

Here in Houston gurus, new investors, old investors, established investors all talk about the 70% rule and how in order to get a profit the "numbers" is what matters.

Just trying to help you understand what they will look at and dispell the myth that a lender will give you  a pass just because you have a good property.The old saying 'Banks most want to loan money to people that don't need it' is very true.
