Davenport has high rent demand thanks to a lot of blue-collar jobs (Purina is a big one, Amazon is also building a new distribution center) and students (Palmer College - top chiropractic school in the country).

I think he is with Blue Ridge Title in Morristown, but I have a relationship with him through my attorney(who said it’s a good lease).

although for me I am afraid of the open ocean..

Most of us in the SE and I'll guess you in KS have difficulty loosing money owning starter homes y9ou rent to blue collar and DSCR >1.5 ideally 1.7. 

@Joanne Tsai I’m in north Georgia / Blue Ridge area and I do not see a significant softening in the market.

Some of your main focuses as an investors in Chicago should be investments along the Green Line, Blue Line, Pink Line, and Brown Line.

The house is worth several million dollars today and has a multi-million dollar view of the ocean from the porch which sits on a bluff and overlooks a portion of the Santa Monica bay. 

Its more of a blue collar town and there are some decent spots.

However, it's not hard for a tenant to get a letter for three separate issues and I've personally seen it done.Trying to stop this is like standing in the ocean and trying to stop the waves.

MF cap rates are 3 to 6 these days in better than average assets.If you get any reply's you may get those on BP that will tout there local area and their 10 caps etc.. which many times is blue sky proforma and or when you take PM out of the equation and you self manage and get a better than average buy at the outset.
