That method is much more applicable to real estate that is used purely for investing - i.e. commercial or multi-unit real estate.

You are right, this is a much better place to learn and connect than paying someone to tell you their system, that obviously worked so well they have to now sell the system for money. 

You'll have to play detective for a bit to figure out your local system, but the information is there.

If you try your hardest to keep up with the pretty, then tenant came along and use the system against you.
