I have a client who may be looking to sell a 6X unit and a 80 unit building, both located in MN.

I'd like to get  an idea of where the up & coming areas are located & what I could expect from the area for tenants, rents, property mgrs.,  etc.ThanksRalph Noack,Hamilton, ON

There are deals all over depending on what kind of place you want but you have to check the location really well, and I'm not sure how one does that when not local.  

This is in 2 rooms that are located above an unfinished basement.

I then checked the all the County's in which these facilities are located to find the owner and mailing address.  

Any suggestions to good rentals locations??

I thought about buying a duplex or multi-unit in the Fresno'Clovis area but most seemed to be located in areas that were less desirable.

Also, the property is located on .75 acres next to a stream.Thanks again for all the input.

just LOL @ all the posts in this threadin 2011-2015, i acquired a number of foreclosed duplexes for $45-$55,000 in decent shape, requiring only $10,000 or less in repairs each, and all in GREAT locations in a city of 60,000+ and growing.
