In your case, a repeated theme Kiyosaki mentions is that "business is a team sport" (and if you're the smartest guy on your team, your team is in trouble).If you haven't read it, I'd recommend Kiyosaki's book Cashflow Quadrant as it explains his idea of E-S-B-I (employee/self-employed/business owner/investor).

In other words, if the comps are truly comparable homes, and they sold for:$150/sq ft (not as nice, no garage)$165/sq ft (about the same)$170/sq ft (about the same, bigger lot)$172/sq ft (nicer/bigger/better)(the comments in parentheses are examples of adjustments you would make to your comps to adjust them up or down based on how they compare to the subject property).You can safely assume yours is worth around $165/sq ft.Perhaps more importantly, you can say with certainty you aren't going to get $200/sq ft for this house, regardless of what e-praisal, Zillow, or your cousin/neighbor/local wholesale guru tells you.Hope that helps!

Do not link it to your checking account with no cash card , I,e you have to work hard to get at it.Then regardless of whatever else you do about the truck or other options, you will be paying yourself first, and in a year you should have chunk of cash for your next investment.Good luck
