Some of this information I got from talking to other realtors, investor, instructors and the like.

In my jurisdiction the police do not need to find the individual on the property in order for you to press charges assuming you have served a no trespass notice on the individual and filed it with the police.In your case was a no trespass filed or was the neighbour simply given a verbal warning by the police.If you instruct your tenant to call the police ever time eventually they will get fed up and do something about the neighbour....the squeaky wheel gets the grease.

The landlord should have given you a specific set of instructions on what they expected.  

Seminars are given to grow a business, once you get it that some instructor who deals in notes is seeking future business from you, you might then question what is actually being taught, it's a long sales pitch, it's not an education.Notes or real estate seminars, basically all the same.

Can anyone help instruct me on how to do that, or is there a way to just work with the zip codes.

I like going to class and being able to physically talk to the instructor and also a great way to network with other real estate professionals.

Instructions are there for  reason people.

I won't ever instruct an agent to lie.
