Even if I have him sign escrow instructions and his grant deed and deliver back to escrow, he can still instruct escrow not to record if he decided to.This property is around 600k, so my monthly carrying costs will be around 5k/mo.

I personally see no reason a selling agent with block someone from seeing a property, unless they had instructions from the seller to do so (and it was legal).

Email this loan officer or account executive several questions (at least 7) and see how detailed and quick there response is.The type of questions you ask really do not matter, you are giving them a test.
